If you bought or moved into a new home in Hillsborough County in 2024, there are two property tax programs that could save you hundreds — even thousands — of dollars every year. But here's the catch: they're not automatic. You have to apply, and the deadline is coming up fast.

As a real estate agent working with buyers throughout the Tampa Bay area, one of the most common things I see is new homeowners leaving money on the table simply because they didn't know these programs existed, or assumed the savings would kick in automatically. They don't.

The good news? Filing is free, can be done online, and only takes a few minutes. Let me walk you through exactly what you need to know.

The Two Programs Every New Florida Homeowner Should Know

Program One

Florida Homestead Exemption

The Homestead Exemption reduces the taxable value of your primary residence by up to $50,000. For most homeowners in Hillsborough County, this translates to real savings of several hundred dollars per year on your property tax bill. But the benefits go beyond that initial reduction — once your homestead is approved, Florida's "Save Our Homes" provision caps your property's assessed value increase at just 3% per year, no matter how much the market rises. Over time, this cap can save you thousands as property values in the Tampa Bay area continue to climb.

Who Qualifies?

To qualify for the Homestead Exemption, your home must be your primary, permanent residence as of January 1st of the tax year. You must be a Florida resident, and the property must be where you live — not a rental or vacation home. If you purchased your home in 2025 and have been living there as your primary residence, you're likely eligible to file for the 2026 tax year.

For portability, the key requirement is that your previous Florida home also had an active Homestead Exemption. You generally have up to three tax years to transfer your benefit after giving up the exemption on your prior home. Both programs require you to file by the same deadline.

Both the Homestead Exemption and Portability applications must be filed by March 1st to apply to your 2026 tax bill. Miss this date and you'll have to wait another full year to see the savings.

How to File: A Quick Step-by-Step

  1. Visit the Hillsborough County Property Appraiser's website at hcpafl.org and locate the Homestead Exemption e-file portal.
  2. Complete the online application (Form DR-501). You'll need your property address, social security number, and a Florida driver's license or ID showing your new home address.
  3. If you're porting benefits from a previous Florida home, you'll also need to submit Form DR-501T (Portability Transfer) as an attachment to your homestead application.
  4. Submit everything before March 1, 2026. You'll receive a confirmation, and the exemption will be reflected on your November tax bill.
