The Four Questions I'd Ask Before Touring a Waterfront Home

All four are knowable before you write an offer. Most people ask them in the wrong order.

I live in MiraBay and I boat these waterways. Most of what follows are questions I had to answer for myself before I ever answered them for a client.

Buying on the water in Apollo Beach is not complicated, but it is specific. The things that decide whether you love a house here — or spend five years fighting it — are almost never the things in the listing photos. Here’s the order I’d work through them.

1. What’s the elevation, and what will flood insurance actually cost?

This is the one that changes the monthly payment, and it’s the one people leave until last. Two houses on the same canal can carry very different premiums. Get the flood zone and the elevation certificate early, then get a real quote — not an estimate, and not what the current owner is paying.

2. How deep is the canal at low tide?

Not at high tide, when everything looks fine. At low tide, which is when you’ll actually be trying to get home. Depth varies canal to canal, and sometimes house to house along the same canal.

3. What’s the bridge clearance out to Tampa Bay?

Some communities have a fixed bridge between the house and open water. If your boat doesn’t fit under it, the dock behind the house is a place to park, not a way out. Know the clearance, and know your air draft.

4. What is the boat lift rated to, in pounds?

Capacity, in pounds. A lift that won’t carry your boat is a lift you’re replacing. Ask for the rating, not just whether there is a lift.

Then there are the two line items that surprise almost everyone moving here from out of state. CDD fees are not HOA fees, a lot of our communities have both, and the CDD shows up on your tax bill rather than your HOA statement. And property taxes: what the current owner pays is not what you’ll pay, because Florida reassesses on sale.

MiraBay, Symphony Isles, Bimini Bay, Andalucía, Waterset, Covington Park, Harbour Isles, you name it — they are not interchangeable. Some are gated, some guard-gated. Some sit on navigable water, some on ponds that look navigable in a photo.
