So, why do Zestimates so often miss the mark? And more importantly, how can you help sellers understand the real value of their home? Let’s break it down.

How Does Zillow Determine Price Estimates?

Zillow’s algorithm pulls from public data sources such as:

  • Property tax records
  • Past sales history
  • Recent neighborhood comps
  • User-submitted updates

At first glance, this sounds like a solid method, but there’s a catch—Zillow’s algorithm lacks local expertise and often misinterprets market conditions.

Where Zillow Falls Short

While homeowners love a high Zestimate, here’s why these estimates can be completely off-base:

A Comparative Market Analysis (CMA) is far more accurate than a Zestimate because it:

✅ Accounts for renovations, upgrades, and unique features
✅ Considers actual buyer demand and local competition
✅ Factors in real-time market shifts

As a real estate professional, you have access to MLS data, in-person home assessments, and local market knowledge—things an algorithm simply can’t replicate.

How to Explain This to a Seller

When a seller insists Zillow’s estimate is accurate, remind them:
